Construction Management Capstone
A complete construction management plan for one building, followed through a contractor's capstone team pursuing a two-part municipal fire station in Nova Scotia under CCDC 2 2020: project selection and the bid or no-bid decision; scope statement and work breakdown structure; delivery method, contract terms, subcontract packages and long-lead procurement; quantity takeoff; estimate and bid with levelled subtrade quotes, general conditions and markups; a CPM schedule with float, critical path and time contingency; control budget, cash flow with holdback and earned value; site logistics by phase; a project-specific safety plan; quality, commissioning and closeout; a risk register with Monte Carlo contingency; and the final report and presentation.

What you'll learn
- Select a suitable capstone project, make a reasoned bid or no-bid assessment and organize a team with a written charter, roles and standards.
- Write a scope statement, a responsibility table for items that cross between parties and a work breakdown structure that satisfies the 100 % rule.
- Explain the owner's choice of delivery method, review the contract's key commercial terms and plan subcontract packages, prequalification and long-lead procurement.
- Prepare a quantity takeoff with stated units, conventions and waste factors, and check it with ratios, independent measurement and subtrade quantities.
- Build a complete estimate and bid from loaded labour rates, general conditions, levelled subtrade quotes, contingency and markups, and check it against benchmarks.
- Develop a CPM schedule with defensible durations and logic, calculate float and the critical path, and write a basis of schedule with visible time contingency.
- Turn the estimate into a control budget and cost-loaded schedule, model cash flow with holdback, and plan cost control using earned value.
- Prepare phase-by-phase site logistics plans covering access, deliveries, cranes, temporary services, neighbours, erosion control and winter work.
- Write a project-specific site safety plan that identifies serious hazards, applies the hierarchy of controls and manages subtrades, emergencies and leading indicators.
- Plan quality, commissioning and closeout, including an inspection and test plan, mock-ups, integrated systems testing, training and handover.
- Build a risk register with contract allocation, responses and owners, and set cost and time contingencies using quantitative analysis such as Monte Carlo simulation.
- Produce a consistent final report with an executive summary and clear figures, and deliver and defend a rehearsed presentation of the plan.
